RENTAL INFORMATION AND POLICIES

*Our standard rental schedule runs Saturday to Saturday, however, if you have a special request for different days or length of stay, please ask and we will do our best to accommodate you.

*WE DO NOT PROVIDE SHEETS, TOWELS, OR PAPER PRODUCTS, unless otherwise noted on the listing.

*A 9% Plumas County Bed Tax is applied to the rental fee.

*A security deposit is required for each reservation.

*A non-refundable sanitizing fee is required for each reservation.

*A $20 Processing Fee is applied to each reservation.  This fee is non-refundable.

*The Lake Almanor Country Club imposes a registration fee for each rental property, which varies depending on the size of the house. Additionally, there are LACC watercraft registration fees of $50 – $100 per watercraft, depending on the date of your visit.    

 

*RESERVATION/PAYMENTS: Deposit payment must be made by check or money order, unless reservation is made less than 30 days before arrival, then credit card may be used. Lessee’s reservation is pending status only until the deposit and this signed contract is received.  If no deposit is received by the date shown above, the reservation will be terminated without notice.  A receipt will be sent after deposit is received, and will show final balance and due date; no further billing statement will be sent. Final payment is due 30 days prior to arrival. If final payment is not received by date shown above, a late notice will be sent by email. If payment is not received by date shown on late notice, the reservation will be terminated without further notice. Accepted forms of payment for final balance are personal check, cashier’s check, money order or credit card (VISA, DISCOVER, or MASTERCARD).  Please make checks payable to Lake Almanor Brokers.  If reservation is made 30 days or less before arrival date, payment must be made by credit card.

*CANCELLATION POLICY:  If notice of cancellation is received more than 60 days prior to arrival date, all monies paid, except for booking fee, will be returned to Lessee.  If notice of cancellation is received between 30-60 days prior to arrival date, Lessee’s security deposit will be forfeited, unless the property can be re-rented to someone else at the same rate, for the same period.  If notice of cancellation is received less than 30 days prior to arrival date, 50% of rental fee paid or the amount equal to that of the security deposit, whichever is greater, will be forfeited, unless the property can be re-rented at the same rate, for the same period.  The booking fee is non-refundable.  Any remaining balance will be returned to Lessee.

*CHECK-IN INSTRUCTIONS: Check-in time is from 4:00 to 5:30 pm. If you are unable to check in during the designated time, please call ahead to make arrangements for key pick up. No rate adjustments will be made for late arrivals or early departures. Please check in at our Peninsula Office, located at 452 Peninsula Drive (outside the lower Country Club gate).   Upon arrival, it is the responsibility of Lessee to contact Lessor’s office about any maintenance concerns or damages so that Lessor may secure repair services as soon as possible and Lessee is not charged for damages upon departure.

*CHECK-OUT INSTRUCTIONS: Check-out time is 11:00 am. Leave the vacation rental clean and in good order. You are required to clean the home as described below.  The home will be sanitized after your departure.  Upon vacating the property, it is the responsibility of Lessee to ensure that the following items are completed.  Any charges for extra time our cleaning staff spends completing these check-out duties will be deducted from Lessee’s deposit:

All trash must be removed from the home and deposited into the trash containers outside. Lids must be secured to prevent disturbance by animals. It is the responsibility of Lessee to take the trash to the street for pick-up during your stay.  Please refer to instructions at the rental home for information regarding the trash pick-up schedule.  Lessee will be charged for excessive trash left at the home.  If there is more garbage than will fit in bins provided, please bring it to Lessor’s office upon check out.  Do not leave recyclables at the home.  Recyclables may be taken to the recycling center behind Holiday Market in Chester, or the garbage transfer station at the corner of Hwy. 36 & A-13.

Wash the dishes and empty the dishwasher. Return all items to the proper cupboards and drawers (none left in dishwasher or drain rack).

Clean the BBQ.

Empty the refrigerator, freezer, and cabinets of all perishable food items and wipe up major spills.

Wipe down counters in bathrooms and counters, and stove/oven/microwave in kitchen.

Replace the bedding neatly (blankets, pillows and spreads) after you have removed your linens from the beds.  Please keep these clean during your stay.

Please do not move furnishings/equipment in the home.  You will be charged for the time it takes to put furnishings back where they belong.  Under no circumstances is Lessee permitted to remove any furniture from the house.  Please make sure that everything is as you found it.

-Check to make sure you have not packed any of the homeowner’s belongings (pillows, blankets, hangers, kitchen equipment).

Turn off all TVs, DVDs, stereos, air conditioning, fans, lights (outdoor, too). Check the coffee maker!  Remote controls should be set near the TV. If you are staying in colder weather, please leave heat set on Auto at 50 degrees.

Lock all doors and windows.

Return all keys, gate cards, garage door openers, and all such items given to you at arrival, to Lessor’s office. A $25.00 fee will be charged to Lessee for each key not returned at check out.  A $100 fee will be charged for each LACC gate card not returned.

 

*RESTRICTIONS: Absolutely no smoking is permitted inside any building or structure. No pets or domestic animals of any kind are allowed at the property at any time, including visiting animals, unless approved by agent in advance. No RVs, 5th wheel trailers, tent campers or tents are permitted on the property.  No more than 2 boats per home. No parties or loud gatherings are allowed at the property. The maximum occupancy may not be exceeded.  Children age 3 and up shall be counted in the maximum occupancy.

*LAKEFRONT/DOCK DISCLOSURE:  Exercise EXTREME CAUTION when using all lakefront areas, docks, dock coverings, mooring systems, walkways, ramps, anchor chains, buoys, stairs and accesses to and from the lake.  Lake Almanor is prone to afternoon winds.  Lessor strongly advises Lessee to use the buoys to secure your boats in windy conditions.

*SEPTIC DISCLOSURE:  Lake Almanor homes are operated on a septic system.  Lessee will be held responsible for the cost to repair any plumbing or septic problems that are determined to be caused by Lessee’s negligence. Only toilet paper and human waste may be disposed of into the septic system. Do not flush paper towels, sanitary napkins, tampons, wipes, or soap products.  Do not pour kitchen grease or chemicals down the drain or disposal.  The disposal is not to be used for disposal of food products, merely to clear small remnants of food after rinsing dishes.  Following these simple rules could prevent major plumbing problems during your stay.

*ANIMAL DISCLOSURE:  Please be aware that this is a mountain community and there is a large variety of animals and insects that could be encountered during your stay.  Bats are especially common during the summer months and they roost in the eaves of many of the homes.  Do not leave doors open unnecessarily, especially in evening hours.  Lessor is not responsible for the presence, the actions of, injury sustained from, or locations of these animals and insects.

*RENTAL OF MORE THAN ONE HOME:  Should Lessee rent more than one property, the following rules shall apply:  1) No items shall be moved from one house to another.  2)  Guests from one home will not spend the bulk of their rental time at a house other than the home in which they are sleeping.  Having people spend most of their time at another house unfairly burdens that house, creates risk of sewer backup, and creates risk of neighbor complaints.  3)  Guests moving between the houses will respect the quiet condition of the neighborhood and refrain from noise and behavior that may disturb the neighbors.

*SECURITY DEPOSIT: Lessee’s security deposit will be processed within 21 days of departure. If any portion is withheld for damages, phone charges, cleaning, etc., a description of charges will be included with the remainder of the deposit.  If damages exceed the amount of the security deposit, Lessee agrees to reimburse Lessor for costs incurred to repair/replace damaged items.

*HOME FURNISHINGS: Rental homes are equipped with basic household furnishings and kitchen equipment, including, but not limited to:  appliances, TV, DVD, propane BBQ, pillows and blankets, and some patio furniture, unless otherwise advertised. WE DO NOT SUPPLY SHEETS, TOWELS, PAPER PRODUCTS OR PERSONAL SOAPS/TOILETRIES.

*HOMES FOR SALE:  Tenants agree to allow homes that are listed for sale to be shown upon reasonable notice.

*AGE REQUIREMENTS: Lessee must be at least 25 years of age and will be an occupant of the unit during the entire term of the lease.
